Build your home with a construction-to-permanent loan.

When you are building a home, your financing needs to work differently from a traditional mortgage. A Michigan First construction-to-permanent loan combines financing for the construction process with your permanent mortgage in one loan.

With one closing, one set of closing costs and an interest rate locked before construction begins, you can move forward knowing your long-term financing is already in place. Funds are released through scheduled draws as construction progresses, and during construction, you make interest-only payments based on the amount disbursed.

Planning your build? Our Construction Loan Booklet explains the financing process, builder requirements, construction draws and what to expect before and during construction.

How a construction draw loan works

A construction draw loan does not release the full loan amount to the builder at closing. Instead, construction funds are disbursed in stages, called draws, as work on the home is completed.

The process generally works like this:

  1. You finalize your building plans, budget and construction contract with an eligible builder.
  2. Michigan First evaluates your application, the builder and the home’s estimated value once construction is complete.
  3. You close once on both the construction financing and permanent mortgage.
  4. Funds are released through draws as specific stages of construction are completed.
  5. During construction, you pay interest only on the amount disbursed when each billing statement is generated.
  6. Once construction is complete, the loan transitions to regular principal-and-interest payments without a second closing.

Your Mortgage Loan Officer and construction lending team will explain the draw schedule, documentation and inspection requirements for your project.

Construction Loan features

A Michigan First construction-to-permanent loan provides financing designed to support the homebuilding process from the initial plans through completion. Features include:

  • Construction financing and a permanent mortgage combined into one loan
  • One closing and one set of closing costs
  • A 12-month construction period
  • Permanent financing for up to 30 years
  • Interest-only payments during construction
  • An interest rate locked before construction begins
  • Financing to purchase an eligible lot as part of the loan
  • The ability to build on land you already own
  • The potential to use existing land equity toward your required investment
  • Financing based on the home’s estimated value after construction
  • Options for certain major renovations and teardown projects

Loan approval, available terms and required funds depend on the borrower, builder, property, project and complete application.

Financing Your Lot and New Home

You do not necessarily need to own your lot before applying. If you are purchasing land for the project or still have an outstanding loan on the lot, the eligible lot cost or payoff may be included in the construction-to-permanent financing.

If you already own the land, its value may provide equity that can be used toward your required investment, provided the appraisal and resulting loan-to-value ratio support it.

Your Mortgage Loan Officer can review your land ownership, construction budget and estimated completed value to determine how much financing may be available.

How the Completed Home Is Appraised

Before construction begins, an appraiser reviews the land along with the builder’s plans and specifications to estimate what the property will be worth once the home is complete. This is sometimes called the home’s future or “as-completed” value.

That estimated value helps determine the maximum loan amount and required borrower contribution. If the appraisal is lower than anticipated, you may need to contribute additional funds or adjust the project to maintain an acceptable loan-to-value ratio.

Builder Requirements

Your builder or general contractor must be approved through Michigan First Mortgage’s Builder Activation process before construction financing can be provided.

Builders seeking approval must complete the required application and review. If you have already selected a builder, your Mortgage Loan Officer can determine whether the builder is currently active or explain what is needed to begin the approval process.

Licensed general contractors with current residential homebuilding experience may also be eligible to act as their own builder when constructing a personal residence. Additional requirements apply.

Planning for Changes and Cost Overruns

A detailed construction budget is an important part of the loan process, but costs can still change because of material prices, unexpected site conditions or upgrades requested during construction.

Cost overruns and change orders that increase the total project cost must be paid out of pocket by the borrower. Before making a change, consider how it will affect both your construction budget and the funds you need to complete the home.

Start building with a plan

Building a home involves more moving parts than purchasing an existing property, but you do not have to coordinate the financing alone. A Michigan First Mortgage Loan Officer can help you understand the construction timeline, review your builder and budget, and prepare for each stage of the draw process.
